NFPA 25

ITM of Water-Based Fire Protection Systems

NFPA 25 establishes the minimum requirements for the inspection, testing, and maintenance (ITM) of sprinkler systems, standpipe systems, fire pumps, private fire service mains, and water storage tanks. It is the primary compliance standard for fire sprinkler contractors performing ITM work.

Every 5 Years Internal Inspection Internal inspection for pipe corrosion and obstruction

Sprinkler Head Selection & Replacement

When replacing sprinkler heads under NFPA 25, the replacement head must match the original specifications including temperature rating, K-factor, and response type. Substituting a faster or slower response head without engineering review is a code violation.

Standard Response (SR)

RTI > 80 (m·s)^0.5 — Used in older systems; being phased out in new construction

Quick Response (QR)

RTI ≤ 50 (m·s)^0.5 — Required in light hazard occupancies per NFPA 13

ESFR (Early Suppression Fast Response)

High K-factor heads designed for warehouse storage applications

Residential

Listed for use in dwelling units; not interchangeable with commercial heads

Property Manager Obligations Under NFPA 25

Building owners and property managers are responsible for ensuring ITM is performed by qualified contractors on the required schedule. AHJs (Authorities Having Jurisdiction) can require documentation of all completed ITM activities during inspections.

  • Missing or outdated inspection tags on control valves
  • Waterflow alarm devices not tested on quarterly schedule
  • Sprinkler heads installed with paint or loading obstructing spray pattern
  • No documentation of main drain test results
  • Spare sprinkler head cabinet missing required tools or replacement heads
